What is a desktop appraisal?
A desktop valuation is another way of saying "online" valuation. It means that the appraisal of the subject assets will be conducted without the assets ever being inspected in-person. Desktop appraisals are relevant in the equipment appraisal industry, as well as appraisals of real estate, artwork, personal property, and more.
What makes an appraisal USPAP-compliant?
An appraisal is USPAP-compliant when it is developed and reported in accordance with the Uniform Standards of Professional Appraisal Practice, regardless of whether the appraisal is conducted onsite or remotely. Compliance is determined by how the appraisal is performed, not how the property is inspected.
Specifically, a USPAP-compliant appraisal requires that the appraiser:
Properly identify the appraisal problem, including the intended use, intended user(s), value type, effective date, and relevant characteristics of the subject property
Perform a scope of work that is appropriate for the assignment and sufficient to produce credible results
Use recognized valuation methods and approaches suitable for the asset type and assignment conditions
Rely on adequate, relevant, and credible data, whether obtained through physical inspection, client-provided documentation, third-party sources, or other reliable means
Clearly disclose any limitations, extraordinary assumptions, or hypothetical conditions affecting the assignment
Communicate the analysis and conclusions in a manner that is clear, transparent, and not misleading
Adhere to USPAP’s Ethics Rule and Record Keeping Rule, including independence, objectivity, and proper documentation
In short, USPAP compliance is about credibility, disclosure, and professional judgment—not the inspection format. A well-supported virtual appraisal can be USPAP-compliant, just as an onsite appraisal can fail to meet USPAP if these standards are not followed.
Are online appraisals USPAP-compliant?
Online appraisals can be USPAP-compliant, just like onsite appraisals can be USPAP-compliant. Conducting an appraisal virtually doesn't inherently make it not USPAP-compliant. What makes an appraisal USPAP-compliant is not the inspection method, but how the appraisal is developed and reported in accordance with USPAP’s standards and ethics rules.
How is fair market value of equipment determined online?
We will start by collecting relevant information from you including photos, make, model, serial numbers, condition, and the working hours of your equipment. Once we have this information, we can proceed with the valuation work.
The fair market value is determined by analyzing the equipment’s current market demand. As appraisers, we will review recent sales of comparable equipment in the secondary market and adjust for factors like obsolescence, usage, maintenance history, and functional capability. The goal is to estimate the price at which the equipment would change hands between a willing buyer and seller, with neither under compulsion and both having reasonable knowledge of the market.
What are the three types of appraisals (or valuation approaches)? And, are they relevant for desktop valuations?
The three primary appraisal approaches are the cost approach, market approach, and income approach. The cost approach estimates value based on replacement cost new minus depreciation. The market approach relies on recent sales of comparable equipment. The income approach considers the income the asset can generate, though it’s typically applied only when equipment value is directly tied to measurable cash flow. The appropriate approach depends on the asset type and intended use of the appraisal.
These are in fact relevant for desktop valuations as well! Having an appraisal conducted online may impact the inspection process, but would not impact the valuation or report preparation process.
How much does an online equipment appraisal cost?
Online equipment appraisal costs are scope-based and depend on the number of assets, equipment complexity and intended use. For example, if an appraisal is expected to be scrutinized by the IRS or in a messy divorce case, a greater level of detail is required in the report.

Single-item equipment appraisals typically start between $295 and $395, while small groups of equipment or mixed equipment sets often range from $995 to $2,200. Larger inventories of 50 or more items generally range from $5,000 to $10,000+. Final pricing is provided as a fixed fee after reviewing the asset details to ensure the appraisal is properly scoped and USPAP-compliant.
How long does an online equipment appraisal take?
Most equipment appraisals are completed within 5 business days once all required information is received. Larger inventories, complex asset groups, or on-site inspections may take longer. Timelines depend on asset volume, documentation availability, and appraisal purpose.
